About DrawSat

TL;DR — DrawSat sells independent satellite draw-verification reports to private and hard-money construction lenders and fund-control vendors across all of North America — the United States, Canada, and Mexico. We are a Montreal-based operation run by a solo founder, and every report is assembled and quality-checked by a human before it ships. We complement inspectors. What is DrawSat?

DrawSat delivers an independent satellite evidence report that confirms visible site progress before a construction lender releases funds. That single sentence is the whole company. A lender sends one project address; we source dated imagery of that parcel from licensed commercial satellite operators, analyse what visibly changed, and return a PDF that can go straight into a draw file.

We sell reports. We do not sell a software seat, a subscription dashboard, or a data feed. There is no self-serve signup and no per-user pricing, because the deliverable is an evidence document rather than a tool someone has to learn.

Imagery is typically around 30cm optical resolution, with synthetic-aperture radar (SAR) as a fallback when cloud blocks the optical capture. Every report carries a provenance block: capture date, satellite source, resolution, processing chain, and the scope disclaimer.

Who does DrawSat serve?

Private and hard-money construction lenders, and fund-control vendors. These are the parties that hold the disbursement decision and absorb the loss when money leaves before the work exists.

What we will never claim

We publish this list because the fastest way to lose a lender's trust is to overstate what a satellite can prove.

• We will never claim we replace inspectors. We complement inspectors. We do not replace code, quality, or interior inspections. That sentence appears on every report.
• We will never claim to see inside a building. Interior framing, MEP, drywall, and finishes are invisible from orbit. If a draw turns on interior work, the answer has to come from someone standing in the building.
• We will never claim to verify workmanship, permits, or lien status. Those are documentary and professional judgements, not observable physical facts.
• We will never claim to be cheaper than an inspection. We compete on remote reach, a 48-hour answer, independence from the borrower, and dispute-grade provenance — not on price.
• We will never present a clouded capture as a clean one. If optical imagery is obscured, we flag it and fall back to archive imagery or SAR, and the report states its confidence level.

A note from the founder

I am a solo founder in Montreal. There is no sales team, no operations floor, and no second office — if you email us, you are emailing me.

I built DrawSat because the weakest evidence in construction lending sits exactly where the risk is highest. A lender funding a rural or out-of-state parcel is often deciding on photographs supplied by the borrower, because dispatching an inspector to a remote site quickly is expensive and sometimes not possible at all. Meanwhile, licensed commercial satellite imagery can show whether the ground has actually moved, on a dated and independently sourced capture, within a couple of days.

I want to be precise about what that does and does not solve. It does not tell you whether the framing is correct or whether the drywall behind it exists. It tells you whether the site is active, whether the visible stage of work is consistent with the draw request, and what the parcel looked like on specific dates — the questions an inspector's schedule cannot always answer fast enough.

So the product is narrow on purpose. Every report is assembled with licensed commercial imagery and custom computer-vision detection models, and I review every panel before it ships, including yours. If satellite is the wrong tool for a particular draw, I would rather tell you that than sell you a report that cannot answer your question.
